Acceptable use

You may use the platform to search, view, and evaluate aggregated agricultural-land listings and the intelligence we compute over them. You agree not to misuse the service — including by attempting to bulk-extract the corpus, circumvent access controls, interfere with availability, or use the platform for any unlawful purpose.

Aggregation and deep-linking

Phoeniks aggregates listings published on third-party source portals and normalises them to a canonical schema. We do not re-host source media; we deep-link to the original source so that the source remains the authoritative copy.

Listing details, prices, availability, and media are supplied by the source and may change or be withdrawn at any time. We make no warranty that any aggregated listing is current, complete, or accurate, and you should verify material facts against the original source before acting on them.

Intelligence and metrics disclaimer

The enriched metrics and indices we provide (for example soil, water, climate, and return indicators) are computed estimates offered for informational purposes only. They are not financial, agronomic, legal, or investment advice, and must not be relied upon as the sole basis for any transaction or decision.

Limitation of liability

To the maximum extent permitted by applicable law, the platform and its content are provided “as is” without warranties of any kind. We are not liable for losses arising from your reliance on aggregated listings, computed metrics, or any third-party source to which we link.

Governing scope and changes

These terms govern your use of this platform and may be updated as the service evolves; continued use after a change constitutes acceptance. The terms are governed by the law of the jurisdiction in which the operating entity is registered: DEMO jurisdiction (placeholder — replace before launch).
